EN-POWER GROUP was featured in CooperatorNews New York for its role supporting Sherman Terrace Cooperative, a Bronx-based multifamily building, as it made strategic investments in clean energy infrastructure to reduce carbon emissions, improve building performance, and lower operating costs.
Context: Investing in Building Performance and Community Resilience
Located at 1010 Sherman Avenue in the South Bronx, Sherman Terrace Cooperative is a 67-unit co-op built in 1957. Facing aging infrastructure and rising energy costs, the board set out to modernize building systems while prioritizing long-term sustainability and operational efficiency.
Inspired by clean energy initiatives taking hold in surrounding neighborhoods, the board pursued a series of capital improvements designed to reduce environmental impact and stabilize expenses for residents.
EN-POWER GROUP’s Role
Sherman Terrace engaged EN-POWER GROUP as its energy consultant and engineering partner to evaluate opportunities for efficiency upgrades, clean energy generation, and advanced building controls.
EN-POWER GROUP supported a comprehensive scope of work that included:

Retrofitting common-area lighting to LEDs and supporting participation in Con Edison’s Multifamily LED Lighting Incentive Program

Designing and engineering a new boiler system with Real-Time Energy Management (RTEM) controls to optimize heating based on indoor temperatures

Installing smart temperature sensors in residential units to improve whole-building monitoring

Supporting submetering strategies to improve energy visibility and enable future participation in demand response programs

Providing engineering design support for clean energy infrastructure upgrades
Results: Measurable Savings and System Modernization
The building’s boiler conversion has already delivered significant cost savings. In the first four months of 2021 alone, Sherman Terrace realized more than $71,000 in fuel cost savings compared to the same period the prior year.
Additional improvements included:

Installation of a separate high-efficiency water heater to improve domestic hot water performance

Duct cleaning and air quality improvements in common areas and apartments

Roof re-insulation to reduce heat loss and gain
Sherman Terrace also installed a 301-panel solar photovoltaic system, producing an estimated 120,000 kWh annually and complying with NYC Local Laws 92 and 94. Between late 2020 and early 2021, the solar installation generated over $8,400 in utility credits.

This feature highlights how coordinated planning across lighting, heating, monitoring, and renewable energy systems can deliver both environmental and financial benefits. In addition to the lighting upgrades, EN-POWER also provided the engineering design for the new boiler and worked on a sub-metering project for Sherman Terrace Cooperative. Sub-metering can be applied to many components of the building industry, from equipment performance and energy usage to sub-metering individual tenants. The goal is to monitor and visualize consumption, making it a powerful tool for real-time energy and power management and promoting behavioral changes. In New York State, metering is required for a building to participate in a demand response program or install a cogeneration system, and sub-metering is required for compliance with New York City’s Local Law 88.
